The Redevelopment of the Phoenix Hotel was a complete restoration of this historic building originally built in the late 1800’s. Essentially all 60,000 SF of this building was demolished out with nothing but the exterior walls and roof remaining. Much of the original floor plan remained and what once served as hotel rooms was converted into office spaces on the second and third floors. The first story was turned into retail spaces. This building received completely new electrical, mechanical and plumbing systems along with the modern conveniences of elevators and data systems. The original wood base, chair rail, door trim and other finish carpentry items were salvaged from the original building construction, restored and then used again in the new construction. The exterior of the building received a complete face lift along with a new roof and restoration of the existing windows. A completely new streetscape was put in place around the building that allowed for employee parking, eased downtown vehicle congestion and put a new face on a large section of downtown Waycross. All work was completed in accordance with the National Register of Historic Places.
